Ask specifically whether the company uses truck-mounted hot water extraction or a portable low-moisture method, since the two produce meaningfully different results, especially on embedded soil.
A company that gives you a firm number after a walkthrough or phone description, rather than a vague range that changes on arrival, is a better sign of how the rest of the appointment will go.
If you're in a doorman or co-op building, ask whether the company routinely handles certificate of insurance requests and building check-in procedures, or whether that coordination falls on you.
